Queen Creek And San Tan Valley Real Estate

What a long, crazy roller coaster ride we have seen in real estate over the last several years. No state in the nation was able to escape plunging prices, lost equity, and high foreclosure numbers. While this resulted in a 15 year low in home-ownership nationwide, the market has stabilized and home ownership demand is high. What this means for today's home buyer is that prices are still low compared to previous valuations and equity is set to grow at a sustainable rate. But, none of that really matters to the person who simply needs a new home.

Queen Creek, Arizona, and San Tan Valley, Arizona, are next door to each other, and at one time, they were one and the same. As the San Tan Valley area grew, it really needed it's own name and identity, but many still refer the San Tan Valley area as Queen Creek.  Queen Creek is primarily in Maricopa county, while homes in San Tan Valley are slightly further southeast, in Pinal County.

The Town of Queen Creek is practically the textbook example of a quaint little town and quiet community. From the Queen Creek Olive Mill to Schnepf Farms to the annual Peach Festival, even the events here tell a story of the American Dream. We are growing, and with shopping at The Queen Creek Marketplace and our under construction Harkins Theater....you may never have to leave! If you do have to leave, however, Queen Creek is less than 15 minutes from both the 60 and 202 freeways.  If you desire more shopping and restaurants, we are just minutes from the San Tan Village mall. What this translates to is a town where people know each other, work together for the good of the community, and keep neighborhoods clean and free from crime. What do those mean other than a great place to live? Steadily improving real estate values, to name just one benefit.

Homes for sale in Queen Creek and San Tan Valley currently range in price from the low 100s (mostly in San Tan Valley) to the high 700s (mostly in Queen Creek)..with some listings extending beyond those limits. For those who prefer to build their own home, the real estate offerings in the community also include several new home communities and custom buildable lots of various sizes. Communities here include gated living, rural living and horse/agricultural property, semi-rural living, suburban, and everything in between. When you're ready to buy a home or a lot, the best way to find what you are looking for is to work with me, Jessica Sulliman, your Queen Creek based real estate agent.

About Queen Creek

Located a short drive south east of Phoenix, Queen Creek is a growing community of about 30,000 residents. Population numbers in the city have increased nearly 600% since the year 2000, which demonstrates why home values in the area are approximately 21% higher than the Arizona home price average. The average home value in Arizona, according to City Data, is $153,800 while Queen Creek/San Tan Valley home values are reported at an average of $194,787.

With nearly 1600 homes for sale in Queen Creek and San Tan Valley, this is a great time to consider making our town or our sister area of San Tan Valley, your next home or investment. Typical desert living is enhanced by our many locally owned and operated small businesses and excellent, A rated school system. Home values have nearly doubled since 2011 and ownership in the area all but assuring a steady increase in equity over the coming years. Home sales prices averaged around $100,000 in 2011 in San Tan Valley and Queen Creek, so you can see from simple math that our housing market has improved dramatically in a very short period. We have, in fact, out-paced many cities across the nation in real estate recovery.

More Than Numbers

Home ownership is so much more than numbers. In fact when it comes time to purchase a first home, to purchase a larger home, or even to down size, the numbers are a second consideration to location, appeal and comfort. What any home shopper will find as they review homes for sale in Queen Creek and San Tan Valley is a wide variety of styles, designs and sizes. Currently on the market is everything from small, desert bungalows, to classy, estate living homes. We understand some people like a gated community lifestyle while others prefer a more open, semi rural environment. Queen Creek offers both and everything in between.

Now that you know a little more about our community and you have already considered moving here (or making a change if you already live here), let me help you achieve your goals. From new construction to short sales, from investment properties to first homes, I am intimately familiar with both San Tan Valley and Queen Creek. I live and work in the Town of Queen Creek and have since it was barely on the map in 2002.  This is MY town.  I love it here! Let me listen to you, hear what you need, and do all the heavy lifting for you. My goal is for you to be completely satisfied with your real estate transaction. And, as a part of the Queen Creek community, I'm sure we can work together to reach your goals quickly and as stress free as possible.
